Step 1 — Know why you're selling

Step 3 — Get the home show-ready

Declutter, depersonalize, fix the small stuff, and do a deep clean. You don't need a remodel — you need a buyer to be able to picture themselves living there. We'll walk you through a simple priority list based on your budget and timeline, so you're not guessing what actually moves the needle.

Step 4 — Market with a plan, not at random

Listing on MLS is the starting point, not the whole strategy. We combine photography, portal exposure, agent-to-agent outreach, and active follow-up on every inquiry to drive qualified traffic to your listing from week one — not just hope the algorithm notices it.

Step 5 — Evaluate offers carefully

An offer isn't just a number. We review whether the buyer is pre-qualified or pre-approved, what contingencies are attached, and how it stacks up against what actually matters to you — price, close date, or certainty that the deal actually closes. Sometimes the highest offer isn't the strongest one.

Step 6 — Sign and get ready to close

Once an offer is accepted, we review the contract line by line — deposit, financing, inspection rights, contingencies, and the settlement date. We coordinate inspections, any agreed-upon repairs, and every outstanding document so nothing surprises you at the closing table.

Step 7 — Close and celebrate
