Rental Qualifications

Income

• Applicants must have a combined gross income of at least 3x the monthly rent. Income must be verified through documents such as pay stubs, tax returns, or bank statements.
• If income is less than 2x rent or credit is low, a qualified co-signer may be required. Co-signers must earn 6x the rent, own real estate, and have strong credit. Co-signers are not accepted for applicants with utility or property management collections, or evictions.

Rental History

Applications may be denied for the following reasons:

• Past evictions
• Unpaid rent or debts to previous landlords
• Lease violations (late rent, noise complaints, etc.)

Applicants with no rental history may need a qualified co-signer or a higher security deposit, as determined by the landlord.

Credit History

Applicants with a credit score below 600 or recent bankruptcy may be declined or required to pay additional fees, including higher deposits. A strong credit history is weighed alongside other criteria like rental references and debt-to-income ratio.

Applicants with no credit history may need a qualified co-signer or a higher deposit (up to 2x).

We do not accept applicants with utility collections or landlord-related collections. Properties remain available until the lease is signed and the deposit is paid. Applications are valid for 90 days and apply to all American Stages properties.

Criminal Background

All applicants are subject to a criminal background check.

• Violent or drug-related felony convictions will result in disqualification.
• Misdemeanor or gross misdemeanor convictions involving persons, property, or drugs may disqualify applicants for up to 3 years from the date of conviction.

Identification

Applicants must have a Government issued Photo ID.
